Painting prices vary because properties differ in size, wall condition, preparation requirements, materials and painting scope.

Why can two painting quotations be different?

Quotations can cover different surfaces, preparation, protection, materials and working time. Compare the agreed scope and who supervises the work—not only the starting price. North Property Care specifies materials and protection and directly manages its painting team through final inspection.

What can increase the final painting cost?

Furnished or occupied properties can require additional protection and working time. Existing damage, extra preparation, dark-to-light colour changes or additional coats may also affect the quotation. Ceilings, doors, frames and trim are assessed separately. Premium finishes and exterior access, height and preparation can change the scope and price.

How does North Property Care calculate painting prices?

Displayed apartment and townhouse packages use bedroom count, and interior villa starting prices use built-up area, for unfurnished properties in standard wall condition. Working times are estimates; additional painters may be assigned for larger projects. Single rooms and unusual scopes are assessed separately. Built-up area is floor area, not paintable wall area. 4-bedroom apartments, 5-bedroom townhouses and villas above 6,000 sq ft require a site inspection; exterior painting is quoted after inspection.

What should be included in a painting quotation?

A quotation should state the surfaces, preparation, materials, protection, price and agreed scope. Our standard interior-wall packages include Jotun Durosan Action in white or off-white, labour, standard protection, minor nail holes and limited cosmetic filling within the confirmed scope, work-area cleanup, final inspection and VAT. Jotun Fenomastic is an optional paid upgrade; exterior work uses Jotun Jotashield where applicable.

Seven-Day Workmanship Guarantee

Report a workmanship issue within seven days. We aim to attend within 24 hours to inspect it. Covered corrective work is then arranged according to the agreed scope. Contact North Property Care by phone or WhatsApp if the completed painting does not match the agreed scope. Covered corrections include labour and materials.

What is not covered?

The guarantee does not cover new damage, moisture or water leaks, structural movement, customer damage, or changes requested after completion.
